Warehouse Penthouse Appartment Abandoned Water Tower...
just a few ideas...what do you guys think...

I was thinking of a couple of places: Warehouse/Studio-Loft= Human Target HQ, =Good Tower Penthouse/Condo= Fantastic Four HQ, =Good Also, NCIS:LA HQ, =Good Character-wise, I'm partial to "heights," so I'd go with the tower; #2 would be an out-of-the-way warehouse/loft

I like the warehouse idea because my character would be able to work on his bike...although I wouldn't put it past him to drive it thru the lobby of an apartment building to take it up the elevator

The skyscraper HQ states 5 floors - it doesn't say that it has to be the top five floors. Instead, we could be based on the ground floors since only half of the team is capable of flight. In that case, we might also swap the integrated "hangar" with "garage." Or, we could just rip off the Baxter Building from FF...

Follow-up: These are the sample headquarters in the M&M rulebook. If we decide that we want to construct our own rather than use a prefab, we could say its a converted warehouse that's now concealed ala NCIS: LA.

Not necessarily. Its a headquarters - the living quarters exist as an option, but don't mean you have to live there. Which is why I'm actually leaning toward the ultra-cool converted warehouse - perhaps leave "living space" out entirely so its just the "office" to us.

Some of us will be needing the living space—and you never know when SS's wife will kick him out for the night or something. Definitely need the garage.
Nothing says the five floors need necessarily be contiguous either—upper floor living & office, lower floor garage?

Simply from a logistics standpoint, I'd prefer to have all five floors contiguous. It would still be interesting, though, if we went the lower floors route instead, though. Say, the five floors are there and connected to the larger building, but don't really have contact points between regular stuff and Initiative stuff.
We also need to consider how visible we want this HQ to be. The Hall of Justice, the Baxter Building, and the Avengers Mansion are all very right there HQs, whereas something like the Batcave isn't. I still think having it be a converted warehouse (so its Concealed) would probably fit our group better since we've established that we're not really ultra-cohesive or anything.
So my vote is to use the Warehouse as a template, but perhaps tweak it slightly.

A mix of the two, perhaps? In Chicago, a number of the streets downtown are two (and in some spots, three) decks. Buildings on those streets have all their "public" faces at the upper level, and the loading docks and such on the lower level; the lower streets are typically reserved for "business" traffic."
Probably no reason FC couldn't have something similar.

That's a good point. Using that in mind and having all PCs contribute 1 PP, we could go with:
SKYSCRAPER (LOWER 5 FLOORS) Size: Large; Toughness: 10; Features: Communications, Computer, Concealed 2 (+15 on DCs to locate this HQ for people seeking us out), Defense System, Fire Prevention System, Garage, Gym, Holding Cells, Infirmary, Laboratory, Library, Living Space, Power System, Security System, Workshop.

I like the lower 5 floors idea, but who says the building isn't just 5 floors?? It would be like combining the two, warehouse for those of us grease monkeys, and the upper floors for the flyers...

I do like the idea of a split... maybe a basement + 1 or 2 lower floors and 2 or 3 upper floors... I don't know what all is possible / desired though
